Why Concrete Settles and Sinks in Eagle Mountain
Concrete almost never sinks because the pour went wrong. It sings because the dirt under the slab has shifted or eroded. Most areas within Utah County (and specifically Eagle Mountain) sit upon soils that have strong reactions to moisture. These soils will shrink back once dry and swell when they get wet. As this cycle occurs year-after-year it loosens the material under your slab.
Water is usually the main suspect. If water moves towards a slab as opposed to away, it will eventually carry the base material out from under the slab. Over time, downspouts pointed at a patio; excess water from irrigation which saturates soil near the area; and spring snow melt are common causes for voids beneath slabs to develop.
When there is enough space formed below the slab, the concrete can fall into the gap. one end of the section falls in comparison to the other surrounding panels. While walking on this section, you will notice the drop off or "dip" and see where the concrete has fallen to form a noticeable lip at each seam where two sections meet.
Fortunately, the concrete is most often in good condition. The only things wrong is the void developed below the slab and the cement falling and needing to be lifted.
How We Repair Sunken Concrete Slabs
Our process is simple. First we figure out what panels need to be lifted and how many inches each panel needs to move. After this we make small holes (access) in the concrete so we can get down into the empty space underneath. Next we pump the material into the holes until they are filled with enough material to raise the slab. As we add more and more material under the slab the pressure increases. Once there is enough material on both sides of the slab to hold its weight, the slab will start moving upward. At some point, depending upon when it reaches the desired height, we stop adding material.
At this time we seal the holes made during our process and complete cleanup at the job site. In most cases, all work is completed within a few hours. There is never a disruption caused by construction, an excessive amount of broken concrete near the curb or a crew setting up in your front yard.
What you are left with is a new, smooth surface that looks like the rest of your concrete. The area where the trip hazard was has now been removed; the water flows freely again as it did before; and instead of having to replace the entire slab, which would require additional money, you have extended its life.
Signs You Have a Concrete Problem

Lifting vs. Replacing
Removing existing concrete to pour new concrete will cost anywhere from 2-5 times as much as lifting the same slab. All of the costs for demo/hauling/forming/pour/cure add up quickly. Since lifting does NOT include any of these costs, if the slab itself is structurally okay, then lifting should win the financial battle.
